Aspiring Innkeeper Bed and Breakfast Seminars
So, do you have a dream of owning a Bed and Breakfast, Country Inn, Lodge, Cabins, or other great hospitality property? It’s a great dream and can be a wonderful lifestyle when you choose wisely. Before I started to help others on the path of inn ownership I ran a successful Select Registry bed and breakfast property for over 10 years.
If you are serious about investigating your dream of being a bed and breakfast innkeeper, it is imperative that you go into the business with your eyes open, so you make the right decisions leading to a successful inn and a fulfilling personal experience.
Where to begin? A Bed and Breakfast Seminar will put things into perspective!
One of our seminars will provide a comprehensive overview of finding the Inn, Bed and Breakfast, or other lodging property that meets your goals and fulfills your dreams. Some of the essential topics we cover in our seminars are:
- Innkeeping Basics; industry statistics, trends, and background
- Building the Profile of the inn that meets YOUR goals, dreams and needs
- How you can find THE inn you have defined anywhere in the world
- The Due Diligence process of the purchase phase
- Financing an inn purchase; a critical step in the discovery process
- Understanding the real VALUE of an bed and breakfast inn
- Developing your Bed and Breakfast Business Plan; for the lenders who may finance your inn and as your guiding star in the future
- Learning what the educational and informational tools are that you need to go forward
Close to 20 aspiring innkeepers who recently attended one of my seminars
We have several aspiring innkeeper seminars to meet your needs:
- Virtual Seminars: The Virtual Seminar is our way of offering education during the pandemic. It is a great way to present the topics of finding, evaluating, and buying a bed and breakfast or lodging property. The day-long Virtual Seminar includes live instruction, downloadable materials, and personal follow-up consultation for anyone who attends.
- One Day Intensive Workshops: Limited to 8 participants and are highly individualized. Key aspects of buying and operating an inn or bed and breakfast are covered, with time spent on topics varying according to individual needs. Intensive Workshops are presented in a “round table” discussion style and include a pre-workshop survey and phone consultation, instruction, workbooks, lunch, and personal follow-up consultation.
- One Day Comprehensive Workshops: Include instruction, workbooks, lunch, and personalized consultation. Workshops are presented to the group in lecture style. On a fast-paced day, the key aspects of buying and operating an inn or bed and breakfast are covered. Follow up consultations are scheduled individually on a case-by-case basis.

August 30/31 - Weekend Seminar - Amelia Island/Fernandina Beach, FL
A twist on our fan favorite Weekend Aspiring Innkeeper Seminar! We are pleased to be collaborating with two of our favorite Inns in the Fernandina Beach / Amelia Island, Florida, market to offer our signature two day seminar, alongside discussion and property tours of two iconic coastal Florida Inns.
The “weekend” session is our most in-depth future innkeeper program and allows for more face time and interaction with your instructors and hosting Innkeepers. This weekend seminar package, including instruction, workbooks, personalized follow-up consultation, meals, and breaks is only $375.00 for one person or $450.00 for two.
Please note that while we are still marketing this special workshop under our “weekend” banner, the workshop will consist of a presentation heavy schedule on Friday, hosted at the renowned Story & Song Bookstore Bistroy / Center for Cultural Arts. A light breakfast and lunch will be served during the course of the day, in addition to regular coffee/tea breaks. Friday’s sessions will end at 5:30 and attendees will have an hour of downtime before we meet for dinner at one of our favored Fernandina Beach restaurants, joined by our two hosting Innkeepers from Amelia Island Williams House and Addison on Amelia.
Our Saturday session will be held in the parlor room of Amelia Island Williams House. This will be an informal discussion of operations, and an opportunity for attendees to discuss their planned models for acquisition and how their models have changed since their inception (or the start of the workshop!).
After lunch at Williams House, we will receive tours of this property and nearby Addison Amelia, two highly viable Inns in an established and highly marketable destination location.
Contact us for details on our preferred lodging properties: Amelia Island Williams House and Addison on Amelia. Upon confirmation of your seminar registration, we will provide you with information to make your lodging reservations.
