The B&B sits on 1.5 acres (3 separate parcels) that include the main building, ample parking, and a secondary building which houses the primary HVAC systems for the whole property, maintenance shop, storage areas, and a 30×30 storefront area.

On the first floor of main building there is a single ADA-accessible guest room, a full service restaurant (currently leased to and operated by a third party, which also provides breakfast to Inn guests), a lobby & reception area, a sub-dividable Ball Room, and back-of-house laundry and storage.  The second floor of the 80’ by 134’ building is dedicated to 14 guest rooms, a conference room, a guest snack/coffee room, and the Grand Hall – a spectacular common area which has multiple conversation/seating areas and stretches almost the full length of the building.  All areas of the Inn are furnished with period-appropriate, high-end antiques and artwork, which were curated over time from all over the world by the restoration team.  While there are a few personal items which will not transfer with the Inn, almost all of the many museum-grade fixtures and furnishings are a part of the offering.

As a cornerstone location in the downtown historical district, the Ant Street Inn also has extra space that can be rented out to other local businesses for retail space and a full-service restaurant.  Both of these areas provide extra income to the business without significant additional overhead costs.  In addition to that, the HVAC and other internal building systems are more than adequate to support finishing out the second floor of 308 South Park Street (the secondary building – which is currently used as overflow storage space) into an owner’s quarters and/or additional revenue producing areas.
